Farragut High School ranks as one of the best in the state

farragut_high_schoolA recent report by U.S. News and World Report ranking schools based on student/teacher ratios, college readiness, and math and English proficiency has ranked Farragut High School as the 5th best High School in the state of Tennessee for 2012.  Other local high school’s making the list were Oak Ridge at #6, and Bearden at #11.

If you are looking for pet friendly places to live, Knoxville is it!

knoxvillle-dog-parksDog Fancy Magazine has named Knoxville the most dog friendly city in the Southeast.

The City of Knoxville has been recognized as the most dog-friendly city in the Southeast by Dog Fancy Magazine according to a press release from the Knoxville-based PetSafe.

The widely-read national magazine for dog owners also recognized the City of Knoxville’s Dogwood Park in its annual “America’s Best Dog Parks” contest.

Knoxville and Knox County are home to four off-leash dog parks and two more are in the planning stages thanks in large part to PetSafe. The pet products and services company has donated $500,000 for the development of dog parks here.

More information about efforts to make Knoxville the best city in America for pets is available at www.mostpetfriendlycommunity.com.

According to a release, the magazine cites organizations like Knoxville’s Most Pet Friendly Committee, which includes organizations like Young-Williams Animal Center, the University of Tennessee College of Veterinary Medicine and Pet Safe, as one of the reasons why the city is so friendly to dogs.

The organization hosts many dog friendly events including “Bark in the Park”, Mardi Growl,

Dog Fancy Magazine said they are the most widely read dog magazine.

Knoxville and Knox County have made a commitment with PetSafe Village to make Knoxville the “Most Pet Friendly Community” in the country.

PetSafe Village has donated money to go towards the construction of five dog parks in the Greater Knoxville area. Additionally, efforts are being made to work with downtown restaurants to allow dogs in their outdoor dining areas.

Knoxville is the perfect place for visitors, but did you know that pets can enjoy the city too? Knoxville was named the most dog-friendly city in the Southeast this year and residents aren’t the only ones looking for places to take man’s best friend. From fetching a ball to swimming in a pond to enjoying a run with other canines, each of the dog parks in the city is unique.

Knoxville Parks and Recreation offers more than 45 miles of greenways and more than 80 parks for patrons to enjoy with their canine companions. Per City ordinance, all dogs must be on a leash at all times (except in off-leash dog parks) and dog owners are required to pick up their dog’s waste.

Charter Doyle PetSafe Dog Park

Open since November 2011, the beautiful two-acre Charter Doyle PetSafe Dog Park is situated within Charter Doyle Park in South Knoxville. Well-shaded by fully mature cedar trees, the dog park features separate sections for large and small dogs, a dog water fountain, and dog waste stations. Charter Doyle Greenway, which is a 0.4-mile loop encircling Charter Doyle Park, also connects to the dog park.

Located in Victor Ashe Park, Dogwood Park was opened in 2007 as Knoxville’s first public dog park. The one-acre off-leash area is completely fenced and features a puppy playground (includes two hill structures, a puppy jump, and a tunnel), a dog water fountain, and dog waste stations. Knoxville Parks and Recreation built this park in cooperation with the Knox Dog Owners Group (KnoxDog).

PetSafe Downtown Dog Park

Downtown Knoxville

The PetSafe Downtown Dog Park is the second of five parks to be built with funding from PetSafe Village. The dog park is located at the corner of Summit Hill Drive and Central Avenue in the downtown area. Approximately one acre, the park opened to the public in June 2010.

The PetSafe Downtown Dog Park features an attractive entrance that complements the surrounding downtown buildings. The State of Tennessee has awarded Knoxville with a grant to incorporate an infiltration system into the dog park in order to prevent pollutants from entering the nearby First Creek. Amenities for the dog park include separate sections for small and large dogs, human and dog water fountains and dog waste stations.

Dog Waste Stations
The Tennessee Izaak Walton League has partnered with Knoxville Parks and Recreation to place dog waste stations in popular dog-walking areas (primarily parks and greenways). To sponsor a dog waste station, please contact the Tennessee Izaak Walton League at 865-414-5590.

The Knoxville community has literally gone to the dogs. To show appreciation for Knoxville pets many locals are making our community the Most Pet Friendly Community in the nation. How a low-ball offer on a Knoxville home for sale can cost you more

low ball offers in KnoxvilleAre you hurting yourself by submitting low-ball offers on a Knoxville home for sale? A year ago 10% of REALTORS® were vocal about receiving low-ball offers on homes for sale. A low ball offer consists of an offer submitted by a potential home buyer for 25% or more below the list price.  According to a National Association of REALTORS® survey of its members, that number has dropped drastically.

The survey taken in March of 4,500 agents and brokers returned the data that  NO REALTORS® complained about low-ball offers.  What is the reason for the drastic reduction in low-ball offers?  The same thing we’ve talked about in recent articles, a lack of good and marketable inventory.  The sudden drop in inventory of for-sale homes has led to fewer homes available to sell.

Home buyers thinking they still have an opportunity to steal a Knoxville home with a low-ball offer are finding that their offers are more often being rejected or being countered closer to the original asking price.  Sellers, knowing they are priced correctly, are negotiating aggressively with low-ball offers which oftentimes has the final sale price landing close to the original asking price.

So what is the moral of this story?  Throwing out low-ball offers at sellers may have been an effective approach between 2008 and early 2011. But now, in 2012’s Knoxville housing market it could be counterproductive if you truly want to buy.

What are the experts saying about the latest housing market data?

housing market economistsWhile we know from being directly in the Knoxville housing market that things are on the upswing, let’s take a look at what the leading economic experts are saying regarding the latest housing market data.

Paul Diggle, property economist, Capital Economics

“March’s decline in existing home sales probably reflects the normal month by month volatility rather than renewed underlying weakness. The increase in households’ confidence in the outlook for the housing market, coupled with a gradual improvement in the pace of the economic recovery, should drive a rise in home sales later this year….It is possible that the pattern within the quarter has been driven by the weather, with falls in the most recent two months reflecting a degree of payback after January’s gain.” 

Doug Duncan, chief economist, Fannie Mae

“Conditions are coming together to encourage people to want to buy homes. Americans’ rental price expectations for the next year continue to rise, reaching their record high level for our survey this month. With an increasing share of consumers expecting higher mortgage rates and home prices over the next 12 months, some may feel that renting is becoming more costly and that homeownership is a more compelling housing choice.”

Celia Chen, senior director of housing economics, Moody’s

“The residential property market is recovering, as the factors underlying demand and supply strengthen. Even after accounting for unusual seasonal patterns brought on by the unusually warm winter, conditions have not been this strong since the government ended homebuyer tax credits in 2010.”

Mark Vitner, senior economist, Wells Fargo

“Existing home sales dropped 2.6 percent, but are up 5.2 percent from a year ago. While existing sales are down for the second consecutive month, we are likely continuing to see payback from increases earlier this year. That said, we could see one more month of disappointing data, but we still contend the recent declines are not indicative of the trend. Stabilization will become more apparent once we return to normal weather.”

Mark Fleming, chief economist, CoreLogic

“Since the peak in home prices, mortgages rates have declined and affordability has risen dramatically. Housing affordability is at levels not seen since prior to the early 1990s …While real estate professionals often say that “now is a good time to buy,” it is clear today that April 2006 was probably not a good time to buy, while now may well be the time.”
