Tips For Selling A House In Farragut & Knoxville. Price It Right!

tips for selling a house in Farragut or Knoxville Price it RightHere is one of the best tips for selling a house in Farragut or Knoxville that I can give you. Price it right! In today’s competitive Knoxville real estate market, where demand is outpacing supply, like in Farragut, parts of Knoxville, and many regions of the country, pricing a house is one of the biggest challenges REALTORS face. Sellers often want to price their home higher than recommended, and many Knoxville real estate agents go along with the idea to keep their clients happy. That being said, the best agents realize that telling the homeowner the truth is more important than getting the seller to like them.  I always say, I’d rather you be a little upset with me now because I’m being honest, then really upset with me later when your home hasn’t sold because it was priced too high.

Forget “later.”

Some sellers think, “If the home doesn’t sell for this price, I can always reduce the price later.” This is a big no, no. Why?  Research proves, homes that have a listing price reduction sit on the market longer, ultimately selling for less than similar homes.

John Knight, recipient of the University Distinguished Faculty Award from the Eberhardt School of Business, actually did research on the cost (in both time and money) to a seller who priced high at the beginning and then lowered the their price. In his article, Listing Price, Time on Market and Ultimate Selling Price published in Real Estate Economics revealed:

“Homes that underwent a price revision sold for less, and the greater the revision, the lower the selling price. Also, the longer the home remains on the market, the lower its ultimate selling price.”

Another factor to consider is, the “I’ll lower the price later” approach can paint a less than positive image in the minds of buyers. Every time a price reduction occurs, buyers often think, “Something must be wrong with that house.” Because of this perception, when a buyer does make an offer, they low-ball the price because they perceive the seller to be “highly motivated.” Pricing it right from the start eliminates these challenges.

Building “negotiation room” into the price. Don’t do it!

Many sellers say that they want to price their home high, in order to have “negotiation room.” But, what this actually does is lower the number of potential buyers that see the house. This reduced demand will negatively impact the sales price of the home.

Wondering how this could be true? Look at it this way.. when a buyer is looking for a home online (as research says over 93% of buyers do), they put in their desired price range. If you, as a seller are looking to sell your home in Farragut for $400,000, but list it at $425,000 to build in “negotiation room,” any potential buyers that search in the $350k-$400k range won’t even know your listing is available, let alone come see it!

A better strategy would be to price it properly from the beginning and bring in multiple offers. This forces these buyers to compete against each other for the “chance” to purchase your house.  I’m not just talking hypothetically, this is happening often with the homes I’m selling in Farragut and Knoxville right now.

Think of it like this.. if you only receive one offer, you are set up in a “seller vs. buyer” situation. If, however, you have multiple offers, you have two or more buyers fighting to please you (“buyer vs. buyer). Which do you think will result in a better selling situation?

The Price is Right

Great pricing comes down to truly understanding the local real estate trends, down to the neighborhood level. Look for an agent that will take the time to simply and effectively explain what is happening in the housing market and how it applies to your home in Farragut or Knoxville. You need an agent that will tell you what you need to know rather than what you want to hear. This will put you in the best possible position.

Knoxville and Farragut TN Real Estate Market Update – April

Here are the Knoxville TN real estate market stats through April.  The highlighted stats are:

  • Median sold price of Knoxville homes in April = $150,000
  • Median list price of Knoxville homes in April = $179,900
  • Median days on the Market for Knoxville homes =  61 days
  • Homes sold in Knoxville in April = 1181
  • Homes listed in Knoxville in April = 3024
  • Absorption Rate in April for Knoxville = 8.95 months
  • Year to Date Knoxville home sales are up 6.9% through April compared to last year.
  • Year to Date Knoxville home prices are up 8.86% through April compared to last year.

Here are the Farragut TN real estate market stats for April:

  • Median sold price of Farragut homes in April = $268,000
  • Median list price of Farragut homes in April = $419,000
  • Median days on the market for Farragut homes in April= 19 days
  • Homes sold in Farragut in April = 47
  • Homes listed in Farragut in April = 70
  • Absorption Rate in April for Farragut = 4.05 months
  • Year to Date Farragut home sales are up 17.4% through April compared to last year.
  • Year to Date Farragut home prices are up 3.56% through April compared to last year.

What does this mean for you?

The Knoxville and Farragut TN real estate markets are humming along and now in full swing as we enter the Spring selling season.  Home sales and home prices in both Farragut and Knoxville keep trending upward, and while inventory levels in Knoxville as a whole have bumped up a few percentage points, Farragut is still struggling with a low supply of homes for sale (decreasing to only a 4.05 month supply when a healthy market is 6 months).

For Sellers

Homeowners considering selling a home in Farragut or Knoxville should know that there is no better time to be on the market then right now.  Between the seller’s market being created by the low inventory situation and the fact that we are entering the highest demand time of the year for buyers (May, June, July, August), if you are thinking of selling, do it now!   Watch my recent video here explaining this in more detail.  Also sellers become buyers so read below for more important information.

Pending Home Sales Rise in Farragut TN, Knoxville and Nationally

Knoxville-Farragut-TN-Home-SalesThe National Association of REALTORS® just released their latest Pending Homes Sales Index and it showed that homes going into contract in February increased to their highest level since June 2013.

The Pending Home Sales Index is based on pending sales of existing homes and is a great indicator of the current market. A sale is considered pending when a contract has been signed but the transaction has not closed yet. Typically the sale is finalized within 1-2 months of signing.

The report shows the Pending Home Sales Index is now 12% above February 2014. This is the highest level it has achieved since June 2013, and it has increased year-over-year for 6 months straight. The current level is above what is considered “the average level of activity” – for the 10th month in a row.

Pending Home Sales in Farragut TN and Knoxville

Knoxville area pending sales were up 13.5% year to date and the monthly numbers are up 20% compared to March of last year. Pending sales in Farragut are up 8.5% year to date and the March numbers are up 5.9%.  I feel that the Farragut numbers would be higher if we weren’t experiencing a shortage of homes for sale, as active homes for sale in Farragut are down 13.8% year to date, and down 24% for the month of March.  The current Absorption Rate in Farragut (months of inventory) is at only 4.22 months, when a normal amount of inventory is considered 6 months.

What does this mean for you?

If you are considering selling a home in Farragut or Knoxville this is a clear signal that now is the time to put your home on the market. When inventory is low you can expect to sell your home faster and for closer to your asking price (provided it is priced correctly in the first place).   • Median list price of Farragut homes in March = $409,000

  • Absorption Rate in March for Farragut = 4.23 months
  • Year to Date Farragut home sales are up 24.7% through March compared to last year.
  • Year to Date Farragut home prices are up 14.35% through March compared to last year.

Home Price Trends in Farragut, Knoxville & Beyond

One of the most important factors when seeing if owning a home is a good investment, is to look at the quality of that investment over time.  We can do that by looking at the home price trends in Farragut, Knoxville, and beyond.  We all know from looking at the stock market that investments fluctuate.  Some years they go up, other times they go down, but most experts say it’s important to buy and hold an investment to allow it to really be fruitful.  That’s what we typically do with owner occupied real estate.  We buy it to live in for years to come.  Let’s see how our investment would have done if we bought over the last few years.

Farragut TN Home Price Trends

  • From 2013 to 2014 median home price went up by 15.72%
  • From 2012 to 2013 median home prices went down by -4.07%
  • From 2011 to 2012 median home prices went down by -2.64%
  • From 2010 to 2011 median home prices went up by 2.71%
  • From 2009 to 2010 median home prices went up by 2.52%
  • From 2008 to 2009 median home prices went down by -12.24%
  • From 2007 to 2008 median home prices went up by 10.55%
  • From 2006 to 2007 median home prices went down by -3.42%
  • From 2005 to 2006 median home prices went up by 6.26%
  • Today’s median sale price in Farragut is $315,750 compared to $265,000 in 2006.

So, these numbers show us that over the last 10 years, even going through the real estate downturn, the average home in Farragut saw a price appreciation of 15.39%.

Knoxville TN Home Price Trends

  • From 2013 to 2014 median home price went up by 2.66%
  • From 2012 to 2013 median home prices went up by 4.72%
  • From 2011 to 2012 median home prices went down by -1.36%
  • From 2010 to 2011 median home prices stayed flat at 0.00%
  • From 2009 to 2010 median home prices went down by -0.07%
  • From 2008 to 2009 median home prices went down by -5.41%
  • From 2007 to 2008 median home prices went down by -4.52%
  • From 2006 to 2007 median home prices went up by 3.74%
  • From 2005 to 2006 median home prices went up by 6.80%
  • Today’s median sales price in Knoxville is $149,900 compared to $145,000 in 2006.

What does this mean for you?

While the numbers above might not look like a home run investment as far as percentage increases go, ask yourself, what other investments can you live in and enjoy with your family? What other investments can you pay down and build equity in?  What other investments can you sell after two years and keep all of the profit that you’ve made, tax free!  I don’t know of any others. Plus, have you seen what your money earns in the bank lately?

Keep in mind that all of the numbers above are median averages, and always remember that real estate is local.  Local, down to the side of the street you live on sometimes.  Your neighborhood might be appreciating significantly more or less when compared to one across town for various reasons.
