While everyone thinks Spring is the best season of the year to sell a home, the question arises. Is Winter a good time to sell a home in Knoxville? The answer may be, it’s the best time. If you judge by the amount of competition you have, the motivation of the buyers, the time on the market and proximity of the sales price to the listing price, winter stacks up pretty well. Knoxville Real Estate Market Update Through June
It’s always good to see how the Knoxville real estate market is trending when you are thinking about selling or buying a home in Knoxville. Let’s take a look at the interesting trends I’ve found in the Knoxville real estate market, by studying the home sale data through the month of June.
- Compared to the month of June of last year, the luxury price point over $500,000 has seen a 72.2% increase in sales. Year to date the same price point has seen a 37.9% increase in homes sold.
- Homes price between $400,000-$499,999 saw a 35.1% increase since the same month last year and a 18.1% year to date increase in homes sold.
- Coinciding with the sold numbers, homes pending sale are also trending in the luxury sector with a 48.5% increase from June of last year and 50.3% increase year to date for homes over $500,000. Homes pending a sale in the $400,000-$499,999 range have seen a 26.5% increase from last June and 36.4% year to date increase.
- Trends are showing us that stricter lending standards are limiting the sales in the price points under $100,000, with multiple pricing categories under $100K being down quite a bit both year over year and year to date.
- Total inventory is down 12% compared to last June and is also down 5.6% year to date with the thinnest inventory being $140,000 and below.
- Typically one of the best selling price points, $250,000-$299,999 is showing sluggish sales most likely from a lack of inventory. Home sales in this price point are down 2.9% from June last year and 7.9% year to date, with inventory being down 9.5% from last year and 4.8% year to date.
- The reduced inventory levels are putting the law of supply and demand in effect as witnessed by a 13.99% year over year increase in the average sales price and a 5.24% increase in the average sales price year to date. Another factor showing demand is the amount of time it is taking for homes to sell. Average days on the market has decreased 32.87% year over year and 28.57% year to date. Average days on the market in June across all pricing categories was 96 days and the average for 2014 is 105 days.
What does this information mean for you, as someone possibly looking to sell your home in Knoxville or buy a home in Knoxville? As a seller, low inventory levels mean that this is a great time to put your home on the market, as there is less competition. Also the law of supply and demand tells us that less inventory is pushing prices higher. As a buyer, buying a home in a low inventory home market means, you need to be less aggressive with your offers as there is increased competition in the marketplace. Making low offers or hesitating too long in deciding to make an offer will most likely cause you to lose out on desirable homes, as they will be snapped up by competing buyers.

The Hot Season To Buy Or Sell A Home In Knoxville Is Upon Us!
Whether you are in a warm weather market, cold weather market, or a high tourist seasonal market, you will see the hot time of the year to buy and sell a home ebb and flow throughout the year. There will be times of the year that will slow down and others will take off. Locally, we are about to step into the busiest time of year to buy and sell a home in Knoxville. As evidenced by the graphics below, we typically see a drop in sales volume, sales price, and inventory throughout the winter months. Then once we hit February or March, the trend does an about face and the number of homes sold increases, along with the prices of those homes and the number of homes available.
What does this mean for you?

Is Selling A Home For Sale By Owner in Knoxville Worth It?
First, let’s just get this out of the way. I, along with everyone else I know, like to save money. This is witnessed every year by the frenzied shopping taking place on Black Friday, and Cyber Monday. People will line up, in the cold, overnight to save a few bucks. So trying to save yourself some money by selling a home For Sale By Owner in Knoxville isn’t surprising. But that being said, are you really saving yourself money? Better yet, forget saving money, are you allowing yourself to make the most money possible on the sale of your home? Statistics say no.
Here is what you need to know:
- Last year, the typical For Sale By Owner home sold for $184,000, where the typical home sold with the assistance of an agent sold for $230,000. Therefore, on average, using an agent brought a 20% higher sale price.
- Last year, only 9% of all homes sold were FSBO. Of those 9%, 40% of the homes were sold to people who were already known by the sellers. So really that 9% number is more like 5.4%. The other interesting fact is that the number of homes sold without an agent has decreased year after year. In the last decade it has gone from 20% to 9%.
The takeaway is this. If you are thinking about selling a home for sale by owner in Knoxville, follow these steps:
- Exhaust your friends and family to see if anyone might be interested in buying your home, THEN…
- Contact a real estate agent for assistance. Here is a recap why:

With low mortgage interest rates and depressed home prices, the last few years have garnered a lot of talk about how great a time it is to buy a home in Knoxville. While that has absolutely been true, let’s talk about why it might also be a great time to sell your Knoxville home. First reason is HIGH DEMAND. Knoxville home buyers are serious about buying and are out in full force, holding true to what we are seeing on a national level where buyer traffic is 31% stronger than a year ago. National statistics are showing that homes are selling at the fastest pace since the market spiked in response to the home buyer tax credit. The latest National Association of REALTORS Existing Home Sales Report showed that monthly sales increased 9.7% over the same month last year. Total sales have been above year-ago levels for 22 consecutive months.
The second reason is that inventory is beginning to increase. Nationally, total housing inventory last month rose to a 5.2-month supply at the current sales pace, compared with 4.3 months in January. Many experts expect inventory to continue to rise as more sellers are again above water on their mortgages as a result of rising home prices. The third reason is increasing competition with new construction. The last few years, sellers haven’t had to compete with new homes, but with low inventory levels, and a recovering market, more builders are ramping up their construction. The fourth reason is rising interest rates. According to Freddie Mac’s Primary Mortgage Market Survey, interest rates for a 30-year mortgage have jumped to 3.98% which represents an increase of more than ½ point since the beginning of the year. Economists across the board seem to be projecting interest rates to keep rising. The longer you wait to sell, the higher your interest rate will likely be when purchasing your next home.
The final reason is lifestyle. Why is it that you are looking to sell your Knoxville home in the first place? What is more important right now, a few more dollars or moving on with your life?
