Knoxville Real Estate and the new 3.8% Tax

3.8 taxYou have no doubt heard about the 3.8% tax that is part of health care reform.  There is a lot of misinformation floating around the web and in mass emails being shared.  We want our clients to be informed so that they can put the rumors to rest about the infamous 3.8% tax.  Here is what you need to know:

  • If you can add up all of your income from every possible source for the year and it equals less than $200,000 ($250,000 on a joint tax return), this tax will NOT effect you.
  • You will NEVER pay this 3.8% tax at the time that you purchase a Knoxville home or other Knoxville investment property, as it will never be collected as a transfer tax on Knoxville real estate.
  • You will NEVER pay this tax at closing when you sell your Knoxville home or investment property. Any profit you gain over the exclusion threshold at settlement is just added to your gross income for the year.
  • If and when you sell your PRIMARY residence, you still receive the full benefit of the gain exclusion on the sale of your Knoxville home $250,000 (single tax return)/$500,000 (married filing joint tax return). Only if your capital gain (profit) on the sale is greater than these amounts will you then include any gain above these amounts as income on your tax return. However, if your total income (including this gain above the exempted amount on your residence) is LESS than the $200,000 (single)/$250,000 (joint) amount, you will NOT pay this tax.
  • The tax is not only for Knoxville real estate gain, but it applies to other types of investment income as well. If your income exceeds the $200,000 (single)/$250,000 (joint) amount, then the tax will be applied to capital gains, interest income, dividend income and rental income (after expenses).
  • No matter how much you make in other types of income, if you have NO income from capital gains, rents, interest or dividends, you’ll NEVER pay this tax.
  • The equation that figures the amount of 3.8% tax due will ALWAYS protect $200,000 ($250,000 on a joint return) of your income from the 3.8% tax. (i.e. If you are single and have a total of $205,000 income, the 3.8% tax would NEVER be enforced on more than $5,000).

Knoxville Homes for Sale and the Craigslist Rental Scam

Craigslist Rental ScamThe 865 Real Estate team, the leading Knoxville real estate team at Gables & Gates, REALTORS has announced their personal fight against a popular internet scam they are seeing not only in Knoxville, but nationwide. The posting of fraudulent rentals on internet sites such as Craigslist and large real estate sites like Trulia and Zillow, that are actually Knoxville homes for sale. These fraudulent ads are being posted on a daily basis, hoping to lure in unsuspecting renters.

The 865 Real Estate team says they are fielding calls from potential renters on a daily basis. You may wonder why the 865 Real Estate team, a team that only lists and sells Knoxville real estate, are getting rental calls. The following is how the scam typically works: The scam artist begins by trolling the internet, looking at Knoxville homes for sale on sites like Trulia, Zillow, or Realtor.com. They find a Knoxville home for sale that is located in a desirable area and looks to be in nice condition. They then proceed to copy the address, photos, and description of the Knoxville home for sale and list it on sites like Craigslist, Trulia, and Zillow at a rental price well below typical market rent, and many times offering additional bonuses such as free utilities. When the potential renter gets in contact with the supposed owner of the home, a story typically ensues where the owner tells the renter that they are currently out of the country (often even saying they are on a mission trip), and are looking for someone trustworthy to rent their home. The scam artist uses the actual name of the owners of the home, which they have researched and found in public records. They follow by asking the potential renters to fill out an application, which they no doubt approve quickly, and then ask for them to mail a deposit so they can subsequently send them the keys to the home. All without the renter stepping into the home.

The lure for the renter is obviously the incredible deal, because the home is renting for so far below market rent. Gladly many of these would be renters do a little extra research by either doing an internet search on the address or driving by the property. This is how they end up calling the 865 Real Estate at Gables & Gates, REALTORS.

“Once they search the address on the internet, the property comes up for sale and they see our contact information, or they drive by the home and see our sign and call”, says Troy Stavros, BROKER/PARTNER at the 865 Real Estate team. “We are thankful to be able to speak to them before they proceed any further. We get multiple calls daily as a result of this scam. We typically have 40-50 listings on the market on a regular basis so the odds are good that a few of those will be picked up by the scam artists. I think they like our professional photography and the great homes we list. I just feel bad for the folks that don’t call us. Hopefully, before they go through with sending any money, they will realize that if it seems to good to be true, it usually is.”

The problem stems from the fact that you can list a rental home on sites like Craigslist, Trulia, and Zillow through sites like Postlets without any real verification of validity.  Hopefully those sites can find a way to remedy the issue. Until then, along with fielding phone calls, and trying to get the word out to the public, the 865 Real Estate team is being proactive by searching the websites daily to find the fraudulent ads on their listings, and reporting them to the sites for removal. Stavros concluded, “Be careful out there! Do your due diligence. Our recommendation would be to do an internet search on the address and contact a professional real estate company for assistance.”

How Are Knoxville Home Prices Up and Affordability as well?

Recently released data from the July Existing Home Sales release published in late August states that median priced existing homes have increased in price by 9.4% from one year ago. With that being said, you as a Knoxville home buyer might ask yourself, have I missed the best time to buy?  The answer is no.  Why, do you ask.  Because while prices are up from one year ago, mortgage interest rates are down nearly a full percentage point and according to recent economic data, incomes are modestly up.

All of these factors are used to calculate the “Housing Affordability Index”.

The trend continues with Knoxville mortgage rates hitting new lows

mortgage-rates-knoxvilleThe trend continues with average 30-year and 15-year Knoxville  mortgage rates moving even lower into record territory this past week, according to Freddie Mac’s weekly mortgage market survey.

“With little signs of inflation and the Federal Reserve’s ‘Operation Twist’ keeping U.S. Treasury bond yields in check, fixed mortgage rates are remaining low and helping to stir the housing market,” says Frank Nothaft, Freddie Mac’s chief economist.

Freddie Mac says that fixed mortgage rates will likely remain at — or near — their all-time lows in the near future. The low rates will fuel “housing demand with a continued pick-up in housing starts, home sales, and even house prices in many markets,” according to Freddie Mac’s July U.S. Economic and Housing Market Outlook.

Here’s a closer look at mortgage rates for the week ending July 19:

  • 30-year fixed-rate mortgages: averaged a new record low of 3.53 percent this week, with an average 0.7 point, dropping from last week’s previous record low of 3.56 percent. The 30-year fixed-rate mortgage has averaged below 4 percent for every week this year except for one. A year ago at this time, 30-year rates averaged 4.52 percent.
  • 15-year fixed-rate mortgages: averaged a new record low of 2.83 percent this week, with an average 0.6 point, down from last week’s previous all-time low of 2.86 percent. For eight consecutive weeks, 15-year mortgages have been below 3 percent. Last year at this time, 15-year mortgages averaged 3.66 percent.

NOT for rent in KnoxvilleWVLT, Channel 8 news reporter Kyle Grainger speaks with Troy Stavros of the 865 Real Estate team regarding the current Knoxville rental scams that are predominant in today’s market.  Beware of rental ads that you see on Craigslist and even major websites like Trulia.com.  If they seem too good to be true, they typically are.  Contact a real estate professional to verify the validity of the rental.  To find out if the home is for sale, do a Google search on the address of the property.  If it is for sale as well as for rent, call the agent that has it for sale to be sure the rental is for real.

Knoxville Mortgage Rates Stay At All Time Lows

mortgage-rates-knoxvilleRecord-low Knoxville mortgage rates stuck around for another week, allowing Knoxville home buyers and refinancers to lock-in ultra low financing, Freddie Mac reports in its weekly mortgage market survey. Both the 30-year and 15-year fixed-rate mortgages matched their all-time lows.

“Mortgage rates were virtually unchanged this week hovering at or near record lows and should further help to support a recovering housing market,” says Frank Nothaft, Freddie Mac’s chief economist.

Here’s a closer look at rates for the week ending June 28:

  • 30-year fixed-rate mortgages: averaged a record low of 3.66 percent, with an average 0.7 point, holding steady at last week’s average. A year ago at this time, 30-year rates averaged 4.51 percent.
  • 15-year fixed-rate mortgages: averaged a record low of 2.94 percent, with an average 0.7 point, dropping from last week’s 2.95 percent average. Last year at this time, 15-year rates averaged 3.69 percent.
  • 5-year adjustable-rate mortgages: averaged 2.79 percent, with an average 0.6 point, rising slightly from last week’s 2.77 percent average. Last year this time, 5-year ARMs averaged 3.22 percent.
  • 1-year ARMs: averaged 2.74 percent, with an average 0.4 point, holding the same as last week. A year ago, 1-year ARMs averaged 2.97 percent.
