Movoto Ranks Farragut 5th Best Place To Live In Tennessee

farragut tennesseeMovoto recently ranked the best places to live in Tennessee.  While compiling those rankings, Farragut came in as the 5th best place to live in Tennessee.

Movoto cited these facts regarding Farragut’s high ranking:

  • High median home values ($302,800)
  • 95% high school diploma attainment rate
  • High median income ($94,848)
  • Low unemployment (3.3%)

Other factors that pushed Farragut towards to top were:

  • Proximity to Knoxville
  • Proximity to Great Smoky Mountains
  • Hiking and Biking Trails
  • Lakes and Water Sports
  • Turkey Creek Shopping Development

Mortgage Lenders in Knoxville Accepting Smaller Down Payments

mortgage-rates-knoxvilleWith rising interest rates and less people looking to refinance, mortgage lenders in Knoxville are putting more of a focus on securing home loans and loosening some of the lending guidelines for approval as bait.  According to a recent report by LendingTree, the average down payment for a 30 year fixed rate mortgage dropped 2.74% to 15.73%. Tennessee actually ranks as the 9th lowest state, as far as low down payment average, coming in at an average of 13.5% down payment.

The FHA recently removed the popular 3% down payment on their loans and has subsequently increased it to a minimum of 5%.  Buyers can find many non-FHA loans through lenders offering the same 5% down.  Remember, the better your credit and income are, the better your rate and terms will ultimately be, so do your homework prior to applying for a loan.  There may be some actions you can take to increase your credit score, that will ultimately save you money on your loan and help you get approved.

Real Estate In The Year Ahead… What To Expect

Knoxville Real Estate The Year AheadWhether you currently have your Knoxville home on the market, are planning on selling in the future, are searching for a home in Knoxville, or plan to be, knowing what the real estate landscape will look like in the year ahead can help you make a plan.  What can we expect moving forward for the rest of 2013 and through 2014 in the Knoxville real estate market?  The video below, recorded yesterday, answers many of those questions.  Lawrence Yun, Chief Economist with the National Association of REALTORS, gives us his professional opinion on how far we’ve come the last few years and what we have to look forward to in the real estate market in the year ahead.

A summary of the main points include:

  • We’ve experienced a 20% cumulative gain in homes sold over the last 2 years
  • We’ve experienced double digit price gains in the last 2 years
  • We are seeing a decline in affordability (caused by the higher home prices, slower income increases and rising interest rates)
  • Decline in affordability will level out the rapid growth of home sales
  • Home prices will continue to rise because of a continued inventory shortages
  • Job growth will increase the pool of home buyers
  • Look for a possible loosening in the mortgage underwriting (approval) standards
  • Mortgage interest rates should rise and average approximately 5.3% by the end of 2014
  • Price increases will be more moderate

What does this mean for you as a Knoxville home seller or home buyer?  If you are selling a home in Knoxville you will benefit from the continued price gains, but the rising interest rates could effect the number of buyers that can afford your home.  Also, once you’ve sold your Knoxville home you typically turn into a buyer.  Those buying a home in Knoxville will be effected by the decline in affordability caused by the higher home prices and rising interest rates.  Continued shortages in inventory will mean longer home search periods and having to pay closer to asking price because of increased competition for Knoxville homes.

Our advice would be to start the process now.  Take advantage of the current mortgage rates and home prices before they start rising.  While many buyers will wait until Spring, starting now means you will face less competition which could ultimately save you even more money.

Is the appeal for types of neighborhoods in Knoxville changing?

Neighborhoods in KnoxvilleIs the appeal for types of neighborhoods in Knoxville changing? A recent study by the National Association of REALTORS shows that more and more Americans are showing a preference for walkable neighborhoods that combine a mix of homes and stores. The survey actually shows that your typical suburban neighborhood, with just homes, is the least popular.

I have to admit, the thought of being able to take a short stroll down a landscaped sidewalk, waving and possibly talking to neighbors on the way.  Then stopping at a corner shop for a cup of coffee or a bite to eat does sound desirable.  It almost puts you in a time machine back to the way things used to be before we traded welcoming front porches for private back patios.

Here are some interesting findings from the National Association of REALTORS®’ 2013 Community Preference Survey:

  • 60% of Americans surveyed say they favor neighborhoods with a mix of houses, stores and other businesses that are easy to walk to over neighborhoods that require greater driving.
  • 78% of respondents said that the neighborhood is more important to them than the size of the home.
  • 57% said they would give up a home with a larger yard if they could have a shorter commute.
  • 55%  said they’d give up a home with a larger yard if they could live within walking distance to schools, stores, and restaurants.

Signs That The National Housing Market Is Performing Well

knoxville_housing_marketEven with the rising interest rates of late (although the good news at the time of this writing is that this week rates have actually decreased to a four month low), the national housing market seems to be performing rather well.  According to the HousingPulse Tracking Survey by Campbell Surveys and Inside Mortgage Finance, although homes sales were down somewhat in September, other factors were very positive.

Here is where we see positive signs in the housing market:

  • Time on market fell to a four-year low last month. Based on September data, homes spent an average of 8.6 weeks on the market.  A big reason for the importance of this number is that time on market is actually down from the spring home buying season, when the time on market was about 10 weeks.
  • Homes are selling for a high percentage of their list price. The sales-to-list-price ratio in September was 97.5%, up from 96.1% in September 2012.
  • Sales of distressed properties, home purchases involving foreclosures and short sales, decreased to 24.6% over the three-month period ending in September, marking a four-year low.

Mortgage Rates Drop Significantly After Jobs Data Report

Mortgage Rates in KnoxvilleMortgage rates fell fast yesterday, after the “Employment Situation Report” showed a less than rosy picture for labor markets.  The report, which was originally scheduled for October 4th, was delayed due to the government shutdown.  Conforming 30yr Fixed rates dropped down to 4.125% for many borrowers depending on the scenario, though some lenders remain at 4.25%.

Weak economic data historically pushes rates lower and yesterday was no exception, but there is more to the story.  The peripheral effect of yesterday’s report is that it further solidifies that the Fed will likely hold off on reducing its purchases of Treasuries.  These are the purchases that have helped to keep rates lower than what they would be normally. The recent threat of those purchases decreasing had a significant effect on mortgage rates during the summer months.

What does this mean for Knoxville home buyers and sellers?  JUMP ON THESE MORTGAGE RATES while they are this low and save yourself some money on your monthly payment.
