How To Get Your Knoxville Home Sold – The Marketing Plan

So you’ve decided that it’s time to sell and are wondering how to get your Knoxville home sold.  I’ve spent over 15 years perfecting the marketing plan to do just that.  The key to selling your Knoxville home quickly and for top dollar is EXPOSURE.  It takes getting your home in front of as many potential buyers, as well as the Knoxville real estate agents assisting those buyers.  I don’t like to toot my own horn, but I have a consistent track record of success.  Here is a breakdown of the plan I’ve created.

More than 92% of all home buyers now use the Internet in their home-search process, so it is critical to that your home receives as much online visibility as possible. This is what I do BEST! I utilize local blogs, discussion forums, social media outlets (Facebook, Twitter, Google+, YouTube, LinkedIn, Instagram, Pinterest), search engine and social media advertising (Facebook, Google, Bing, Yahoo), as well as promoting your property listing on popular web sites, such as Realtor.com, Trulia, Zillow, Craigslist, 865RealEstate, DoorbellRealEstate.com and hundreds more.  I also create a single page website just for your home, optimized to capture the contact information of interested parties.

Enhanced Real Estate Listings on the Top Real Estate Websites

My marketing techniques allow your home to get priority placement on the major real estate portals like Zillow, Trulia, Realtor.com, and Redfin.  I am aware of techniques to use on these sites, that other agents just don’t know about, that will push your listing to the top of the searches.  We also have the ability to go in and customize the information on these sites to be sure your listing is portrayed in the best possible light.  Along with enhancing the listings, we get custom reporting showing us how many people are viewing your home on these sites.

PROFESSIONAL PHOTOGRAPHY & VIDEO

I want buyers to be “WOWed” when they first tour your home online — and when they tour it in person. My professional photography and videography make sure that your home looks it’s best on the internet.  My live video tour sets your home apart from the competition and allows for a more qualified buyer, as they have actually toured the house online prior to booking an in-person showing.  This makes their in-person visit more like a 2nd showing, assuring them that all the things they loved about your home in the video are the same in person.

A SOCIAL MEDIA STRATEGY FOR REAL ESTATE

A robust social media strategy is a key to any successful marketing plan in today’s technology heavy world, and that’s why I am building a large public presence with the world’s top sites like Google, Facebook, Twitter, LinkedIn, Instagram and YouTube.

For a social media campaign to be successful in real estate, an agent needs to have compelling content that people will watch and share with friends, friends of friends, and so on. That’s one of the primary reasons I work so hard at creating compelling real estate related content for my website and engaging listing videos for my clients. Compelling articles or a well produced property video are perfect for sharing, and have the potential of reaching tens of thousands of people who are not actively shopping for a home; but may know someone who is.

DRESS YOUR HOUSE FOR SUCCESS

You wouldn’t just throw on anything to take those expensive family pictures would you?  The same should hold true when you are trying to sell your home.  Pictures and video are key, and making your home look the best it possibly can is the goal.  We help you do that by giving you access, at no additional cost, to a private session with a home staging professional.  Following the detailed advice of our professional home stager can be like getting a makeover by a Hollywood stylist.  Their job is to know what buyers want to see, and to help you turn your home into that vision.  Usually they can do it with the items you already have in your home, so it costs you little or sometimes nothing, but you can gain a fast sale and higher selling price!

GET THE NEWS OUT EARLY

While you are implementing the suggestions of our staging professional, I will market your home as “Coming Soon” to local agents, neighbors, our database of home buyers and several other sources, BEFORE your home is officially listed in the Knoxville MLS. An email blast will be sent to Knoxville agents with a full video tour, notifying them of the property. My goal is to generate so much interest, that your home sells quickly and for top dollar. More Foreclosures in Knoxville Expected to Hit the Market

bank owned knoxvilleHow with the recently negotiated National Mortgage Settlement effect the current Knoxville housing market?

Foreclosures in Knoxville have been significantly slowed since the third quarter of 2010. Since that time banks have been concerned about the penalties they would face from the settlement and in turn chose to delay the actual seizure of foreclosed properties until the settlement was reached. These foreclosures in question are known as the ‘shadow inventory’ which is currently hanging over the market.

Now with the settlement complete the banks have a roadmap they can follow which will allow them to repossess a home without penalty. The “shadow inventory” of distressed properties will now find it’s way through the process and be put on the market for sale.  This means we will be seeing an increased amount of foreclosures in Knoxville hit our local real estate market.

Rick Sharga, executive vice president for Carrington Holding, explains:

“The bottom line is that 2012 will see a lot of foreclosures that should have taken place in 2011 and didn’t.”

How will this effect the housing market?  Good in the long run, not so good for prices in the short run.

The Washington Post reported:

“Mark Vitner, a senior economist at Wells Fargo Securities, said the settlement helps the housing market in the long run because it allows banks to proceed with millions of foreclosures that have been stalled.”
