FLEXIBLE COMMISSION PLAN
Coming out of a serious buyer’s market, I want to put Knoxville home sellers back in the driver’s seat! My flexible commission plan will range from 1.5% to 6.0%, depending on who finds the buyer for your home — a buyer’s agent, myself or YOU and how you utilize my unique discount programs! Be sure to read below regarding additional BIG “SELLER DISCOUNTS” and “REFERRAL DISCOUNTS” you can receive when selling your home.
|The 6% is split between Gables & Gates, REALTORS and the buyer’s agent. Another real estate agent brings the Buyer. I market your home, negotiate on your behalf and handle all of the details of the sale for 3.6%. The buyer’s agent receives 2.4%.|
|I secure the Buyer for your home and no other agent is involved. The commission to Gables & Gates, REALTORS is reduced to 4.5%.|
|You, the seller, find the buyer through a personal source (friend, co-worker, etc.) and another real estate agent is NOT involved. I write the contract and coordinate the entire transaction from home inspections to buyer financing, and all of the closing details. The fee to Gables & Gates, REALTORS is reduced from 6.0% to only 3.0%.|
In addition to the flexible commission, the Smart Home Seller Program also includes a special discount for sellers who are purchasing another property. In most cases, after a seller sells, they become a buyer. So this means even MORE money in your pocket. The beauty of this, is as a buyer, you pay nothing, zero, zilch, for my services. Because just like the breakdown above, my fees as a buyer’s agent are paid for by the seller of the home you ultimately buy.
How does it work?
If I help you sell your home and we agree that I will assist you in purchasing your new home, you will receive an additional 1.0% discount on the sale of your home. Moving out of the Knoxville area? That’s OK, I can still help and allow you to take advantage of this discount!
EXAMPLE #1: If you worked with me, Troy Stavros at Gables & Gates, REALTORS, to sell your $300,000 home and I also assisted you in the purchase of your new home, your additional discount would be $3,000.
EXAMPLE #2: I listed your home AND found the buyer for your $300,000 home and I also assisted you with the purchase of your new home. You would see a total savings of $7500!
Get an additional .5% discount off your marketing fee when selling your home, simply by referring someone to me. That referral can be someone buying or selling a home. You can use the discount yourself or pass it along to friends and family to use! And remember, I can help your friends and family worldwide, so the referral doesn’t even need to be in the Knoxville area!
